Two projects of the same size can have very different costs.
The most useful estimate is based on your property, your plans and your chosen specification.
Size and complexity
The area is only a starting point. Structural work, layout changes and how the new work joins the existing building all matter.
Existing conditions
Preparation, repairs, access and hidden conditions can affect the work. A site visit helps identify what can be assessed before starting.
Materials and finishes
Flooring, cabinetry, fittings, windows and other finishes should be specified so quotations can be compared on the same basis.
Site access and logistics
Space for deliveries, storage, waste removal and working around an occupied property can affect the programme and scope.
Changes during the build
Discuss changes before work proceeds and record their effect on price and timing in writing.
